The Process
We mainly work on opportunities to add value to property by obtaining residential planning consent, working with the owners of the property throughout the planning process. We believe the key to a win-win result is transparency at every stage of the process and a typical venture is outlined below:
Identify an appropriate property and discuss the potential with the property owners.
Draw up an agreement between Union Land & Planning and the owners. This includes the expected timelines and agreeing upfront what would be a successful outcome for all parties.
We work up the plans with experienced architects, structural engineers and planning consultants. We also complete any necessary surveys and liaise with the local council before submitting a full planning application. The fees during this process is fully funded by Union Land & Planning.
When planning is granted, we market the property for sale. A minimum sale price can be agreed upfront to ensure a desirable result for the property owner.
When the sale completes the proceeds are shared between the owners and Union Land & Planning. Typically, the property owners will receive 80% of the sales proceeds and this is all agreed upfront.
We can also consider optioning sites for a specific price or purchasing sites upfront without planning consent in place.
