We work with private land and property owners to maximise the value of their properties through planning, land assembly and / or development. We work on a success only basis, so there are no fees to the property owners during the process.

 

Target Properties and Sites


Residential With Potential

Existing residential properties that can be extended or renovated. This includes the potential for loft conversions, extensions, basements and converting houses to flats.


Garages

Garages or other structures than could be replaced with residential properties. Garages can be complicated as they often have multiple owners to work with but by bringing the owners together, everyone stands to gain from the redevelopment potential.


Derelict Properties

Uninhabited properties can quickly fall into disrepair and may be difficult to sell on the open market. We can maximise the potential of the property through planning and renovation work.


Commercial

We specialise in delivering residential property but there is often the potential to covert disused or underutilised commercial properties into residential use. Ideally a commercial property would be in a residential area and mostly vacant.


Back Land and Infill

As long as there is access to the land from a public road, there can be the potential to obtain planning for unused land at the rear of properties.


Air Rights

An air rights project will typically be on top of an existing residential block and there can be a number of technical issues when unlocking the potential of roof space for further development. We have the expertise to deliver these projects once we've obtained the required consents.

 

THE PROCESS

We mainly work on opportunities to add value to property by obtaining residential planning consent, working with the owners of the property throughout the planning process. We believe the key to a win-win result is transparency at every stage of the process and a typical venture is outlined below:

  1. Identify an appropriate property and discuss the potential with the property owners.

  2. Draw up an agreement between Union Land & Planning and the owners. This includes the expected timelines and agreeing upfront what would be a successful outcome for all parties.

  3. We work up the plans with experienced architects, structural engineers and planning consultants. We also complete any necessary surveys and liaise with the local council before submitting a full planning application. The fees during this process is fully funded by Union Land & Planning.  

  4. When planning is granted, we market the property for sale. A minimum sale price can be agreed upfront to ensure a desirable result for the property owner.

  5. When the sale completes the proceeds are shared between the owners and Union Land & Planning. Typically, the property owners will receive 80% of the sales proceeds and this is all agreed upfront.

We can also consider optioning sites for a specific price or purchasing sites upfront without planning consent in place.
